Most of Citrus Heights was built between the 1960s and the early 1980s — single-story ranch homes on slab, two-car garages, steel doors with the openers that were standard at the time. Forty to sixty years on, those original openers are well past their useful life. That's a big chunk of the work we do in town.
Spring failures and panel work make up most of the rest. The steel doors hold up fine for decades, but the springs they came with are usually on borrowed time by year 25. We swap a lot of torsion springs in this city.
In the older pockets along Old Auburn Road and Greenback, there are some pre-1960s homes with smaller single-car doors — these usually want full replacements when they finally come up. In the newer infill around Sungarden and Sunrise Vista, the doors are younger and we're mostly doing tune-ups and opener add-ons.

Service calls and tune-ups make up the largest share of our Citrus Heights work — 70 jobs, mostly balance checks, roller and seal replacements, and motor diagnostics. Repairs (springs, cables, hardware) come next at 63. Opener and panel work runs 35 — heavy on opener replacements, given the age of the original units in town.
18 of the 202 were new door installations. Steel, wood, carriage style. Most of these are when a door has been hit, or when an opener replacement turns into a full job because the door itself is end-of-life.
