The older tract neighborhoods near Sunrise and Pershing were built in the 1950s through 1970s. Two-car steel doors, original openers, original springs — most are now in the window where things start to break. Spring failures and motor replacements are the common calls.
Out toward the foothills and along Folsom-Auburn, there's more acreage. Horse properties, multi-building lots, carriage-style or sectional doors on outbuildings as well as the house. We see a wider range of door types here than in the rest of our service area.
The newer infill near Hazel and Madison is mostly tune-ups and opener add-ons — younger doors, fewer real failures yet.
