Orangevale is a mix — and that mix shows up in the kind of work we do here.
The older tract neighborhoods near Sunrise and Pershing were built in the 1950s through 1970s. Two-car steel doors, original openers, original springs — most are now in the window where things start to break. Spring failures and motor replacements are the common calls.
Out toward the foothills and along Folsom-Auburn, there's more acreage. Horse properties, multi-building lots, carriage-style or sectional doors on outbuildings as well as the house. We see a wider range of door types here than in the rest of our service area.
The newer infill near Hazel and Madison is mostly tune-ups and opener add-ons — younger doors, fewer real failures yet.

Service calls and tune-ups make up the largest share of our Orangevale work — 53 jobs. Repairs (springs, cables, hardware) come next at 43, with springs being the most common single issue. Opener and panel work runs 16 — heavier on opener replacements given the age of the original units in the older neighborhoods.
14 of the 142 were new door installations. Steel and wood, sectional and the occasional carriage-style for the acreage properties. We don't push the install when a repair will do — but we'll quote both side-by-side when a door is end-of-life.
