LMS Garage Doors has served the Folsom community since 2018. Over the last four years, our records show 121 jobs across the city for 93 different homeowners — repairs, opener replacements, and a handful of new installs.
What we see in Folsom.
Folsom isn't one neighborhood — it's three eras of housing stacked together, and the work splits along those lines.
Historic East Folsom — homes pushing 100 years old around Sutter Street and Lembi Park — is mostly older wood doors and original openers that have aged past their useful life. We end up doing more full replacements out there than anywhere else in the city.
The 2000s build-out — Empire Ranch, Briggs Ranch, the American River Canyon neighborhoods — has 20-year-old steel doors that are now hitting their spring-failure window all at once. About half our Folsom calls are broken springs on these houses. Openers from that era (early belt drives) are also retiring.
South of Highway 50 in Folsom Ranch and the newer Parkway developments, the doors are still under their installer warranties, so we mostly see opener add-ons — smart features, keypads, extra remotes — and tune-ups before something breaks.

Service calls and tune-ups make up the largest share of our Folsom work — 47 jobs, mostly diagnosing odd noises, replacing worn rollers and weather seals, or balancing doors that have drifted out of tune. Repairs (springs, cables, hardware) account for another 30. Opener and panel work — replacing dead motors, swapping out cracked panels from kick-ups or backups — runs about 24 jobs.
14 of the 121 were new door installations. Steel, wood, carriage style, the occasional custom. We don't push the install when a repair will do — but when a door is at end-of-life, we'll quote the install side-by-side with the repair so you can decide on real numbers.
